HELPFUL TIPS - WHO IS ACTUALLY ON YOUR TEAM

BEWARE OF HIDDEN STRUCTURES ON RURAL PROPERTIES

Rural properties often have outbuildings, sheds, or terraces that aren’t on the cadastral record—or worse, were built illegally. If they weren’t declared, they can delay your sale or lead to fines later. Your surveyor should check both the urbanistica (building permits) and the catasto (land registry).

THAT PICTURE-PERFECT VIEW MIGHT BE PROTECTED LAND

Many panoramic properties border parco nazionale or vincolo paesaggistico (landscape-protected zones). That means even small changes—like adding a pool, fencing, or trimming trees—could require special approvals or be outright banned. Always check for environmental restrictions with your ā€˜geometra’ before you buy.

THAT "GUESTHOUSE" MIGHT NOT BE LEGAL TO RENT

A second building on the property might look like a charming guesthouse—but it may not have habitation status (agibilitĆ ), making it illegal to rent or live in full-time. Confirm it's been registered correctly in the catasto and has necessary permits. If not, you'll face a long and costly process to fix it.

IF THE ROAD ISN’T YOURS, NEITHER IS THE RIGHT TO FIX IT

Many countryside homes are reached via private roads owned by neighbouring farmers or families. Even if you’re allowed to use it, that doesn’t mean you can repair or improve it. You’ll need the owner’s permission, and in some cases, formal legal agreements. Skip this step, and you could spark disputes.
