Wake up, breathe in the citrus-scented air, and stroll down to the piazza for an espresso and warm croissant. The lake is still, and the streets are quiet except for the clinking of coffee cups and the gentle hum of early risers.

🚴‍♂️ Adventure to Punta Larici
Rent an e-bike and cruise the jaw-dropping lakeside bike path to Punta Larici, where you'll find what I believe is the most incredible panoramic view of Lake Garda.
I love this place so much that I asked my fiancée to get engaged right on that very spot in the picture. It's those magical, breathtaking views, a quiet stillness, and the kind of beauty that just stops time.

Need to cool down? Take a detour to Lago di Ledro for a refreshing dip in the alpine lake before cruising back down.

On your ride back, stop for a leisurely lunch at one of the cliffside restaurants. Fresh lake fish, local wine, and a table overlooking the shimmering water—it doesn’t get better than this.

TIP #1: Your Italian Home Could Qualify for the Flat Tax Regime

If you’re planning to move to Italy, you might benefit from a flat tax on all foreign income—regardless of how much you earn abroad. It’s part of Italy’s special regime for new residents and can be a powerful tool for wealth and tax planning. But the timing and structure of your move matters, so plan wisely.

TIP #2: Buy in the Right Town, Save on Taxes

Some municipalities—especially in less populated or revitalization zones—offer reduced registration taxes for primary residences, or even incentives for restoration. Others may allow for superbonus or green renovation deductions. The tax savings can be substantial if you know where (and how) to buy.

TIP #3: Owning a Property doesn’t automatically grant residence

Buying a home in Italy doesn’t mean you can legally live here year-round. If you're not an EU citizen, you'll need a valid residency visa—such as the elective residency visa, investor visa, or digital nomad visa. Each has different income and documentation requirements. Always align your visa strategy with your plans to stay long-term before closing on a property.

TIP #4: Visa renewals depend on proper registration

To maintain and renew your visa, you’ll need to show proof of residence, which means registering your address with the ‘anagrafe’ (local registry) and ensuring your utilities and property tax records are in order. If your purchase isn't properly recorded or the home isn’t legally habitable, your visa status could be at risk.
