How Real Estate Agents Get Paid in Italy
In Italy, real estate agents are legally allowed to collect a commission from both the buyer and the seller, and they typically do. This is often surprising for foreign buyers.
Here’s how it usually works:
Each party pays 3% of the sale price, plus VAT (which is 22%), directly to the agent.
This means that on a €500,000 property, your agent’s commission could cost you €18,300 (that’s €15,000 + €3,300 VAT).
The commission is due at the time of signing the Contratto Preliminare (the preliminary contract), not at the final closing.

So even if you feel the agent is "working for you," remember: they are also getting paid by the seller, and legally, their job is to mediate between the two sides, not represent your interests exclusively.
